Introduction

Installing a skylight can significantly enhance your living space by increasing natural light, improving energy efficiency, and adding to the overall value of your home. While professional installation is recommended, competent tradespeople or skilled DIY enthusiasts can follow this guide to complete the installation successfully.

Benefits of Installing a Skylight

  • Energy Savings: Reduce electricity usage by increasing natural lighting.

  • Improved Home Value: Enhance resale value with modern upgrades.

  • Spacious Feel: Make rooms feel larger and more open.

  • Increased Natural Light: Brighten up dark areas without additional wiring.

Important Considerations Before Installation

  • Ensure compliance with local building codes, particularly for load and wind resistance.

  • Confirm all measurements and materials before cutting or ordering products.

  • All roof lights are made to order; sizes cannot be altered after glass cutting or toughening.

  • Review and understand all instructions before beginning the installation process.

Step-by-Step Skylight Installation

1. Preparing the Opening

  • Upstand Opening: Allow for a 5mm tolerance on each side of the skylight.
    Example: A 400mm x 400mm skylight requires a 410mm x 410mm opening.

  • Top Glass Overhang: The top pane extends 100mm beyond the quoted size on all sides.
    Example: A 400mm x 400mm skylight will have a top pane of 600mm x 600mm.

  • Pitch Requirement: Minimum 5° pitch to prevent water pooling.

2. Building the Upstand

  • Use good quality timber that protrudes at least 150mm above the roof level.

  • Apply roof covering material to the upstand for weatherproofing.

  • Recommended support timber: 25mm x 50mm (2” x 1”) as shown in the installation diagram.

3. Sealing and Fitting the Skylight

  • Ensure all silicone application areas are clean and dry.

  • Place foam rope on top of the supporting timber to prevent pressure on the bottom glass.

  • Apply a high-quality weatherproof sealant to the upstand.

  • Position the skylight using suction cups and secure it in place.

  • Test water flow before final sealing to ensure no pooling occurs.

What is the difference between a flat roof skylight and a roof lantern?

A flat roof skylight sits flush or low-profile on the roof and provides direct overhead light. A roof lantern projects above the roofline with multiple glazed sections, creating a more architectural feature.

Are flat roof skylights suitable for all flat roofs?

Most flat-roof skylights can be installed on roofs with a slight fall for drainage. They are suitable for extensions, kitchens, living rooms, offices, and commercial buildings.

Do I need planning permission for a flat roof skylight?

In many cases, flat roof skylights fall under permitted development rights and do not require planning permission. However, restrictions may apply for listed buildings, conservation areas, or certain property types.

Will a flat roof skylight make my room colder in winter?

No. Modern thermally efficient glazing helps minimise heat loss while allowing natural daylight into your home. High-quality insulated glass units can achieve excellent U-values.

Do flat roof skylights help reduce energy costs?

Yes. Increased natural daylight can reduce reliance on artificial lighting during the day, while energy-efficient glazing helps maintain indoor temperatures.

Can flat roof skylights be made to custom sizes?

Yes. Many flat roof skylights can be manufactured to bespoke dimensions to suit specific project requirements and roof openings.

How do I prevent condensation on a rooflight?

Proper ventilation, insulation, and the selection of a thermally efficient rooflight system can significantly reduce the risk of condensation.

Can I walk on a flat roof skylight?

Only designated walk-on rooflights are designed to support foot traffic. Standard flat roof skylights should never be walked on.

How long does installation take?

Installation time varies with project size and roof structure, but many standard flat-roof skylights can be installed in a day by a qualified installer.

Do flat roof skylights require maintenance?

Maintenance is minimal. Regular cleaning of the glass and occasional inspection of seals and drainage channels will help maintain performance.

How long will my order take to arrive?

Most of our flat roof skylights are delivered within 3–5 working days after your order is placed. Delivery times may vary for bespoke or made-to-measure products.

Do the skylights require assembly before installation?

No. All skylights are delivered pre-assembled and ready to install. Be sure to order any accessories separately so you're fully prepared for installation.

Do you offer installation services for your skylights?

No, we do not offer installation services. We supply the skylights, and we recommend finding an experienced roofer in your area to carry out the installation.
